Turn-key modular homes

Our Class 1a modular process

Yes, we do the whole works. From the first look at your block to the day you move in, we manage the design, approvals, engineering, site works, delivery, installation and connections. You make the decisions; we handle everything else.

  • Every modular home is a certified Class 1a dwelling
  • QBCC licensed & Master Builders Queensland member
  • About two weeks on site, start to finish
Step by step

From concept to completion

  1. Survey and soil test

Once you accept our proposal, we order the survey and soil test for your block. They tell the engineer and certifier exactly what they are working with.

  2. Concept design

We design the home around how you want to live and what your block allows: one of our layouts as it is, one modified to suit, or a design from scratch.

  3. Material and colour selection

You come in for a selections consult to choose your finishes, colours and fixtures with us, in person.

  4. Architectural plans

The architectural plans are refined until they are right. You can make changes along the way and you sign off before we move on.

  5. Detailed plans

Detailed bathroom, kitchen and electrical plans are drawn, so there are no surprises in the build.

  6. Consultants and authorities

We engage everyone the project needs: town planner if required, energy assessor, building certifier, structural engineer, civil engineer if required, and the crane and transport companies.

  7. Documentation and approval

We prepare all the documentation and lodge it with the building certifier. Plumbing applications go to your council. We deal with them until approval is issued.

  8. Factory build and site works

Your home is built under cover in our Noosaville factory, with the structure inspected and certified by our engineer. Meanwhile we prepare your site: footings and services rough-in, usually about one week on site.

  9. Delivery and installation

We transport and crane the home onto its footings, then finish the installation and connect water, sewer or septic and power with licensed trades. Usually about one week after delivery.

  10. Certified handover

Final inspections and certification, a walk-through of your new home, and the keys in your hand.

We don't just build the module and leave you to sort out the rest

What your quote covers

The prices on our model pages are for the home itself. All prices are ex factory and do not include freight, delivery, installation, council approvals or any site works, as these are site specific. Because every block is different, we look at your site first and then quote the whole project: the home, approvals, site works, transport, crane, installation and connections. One builder, one quote, one point of contact.
